Estate Sales – What is an Estate Sale?
An Estate Sale, also called a “Tag Sale” in some parts of the country, is a way of liquidating the belongings of a family or estate. These are usually much more than garage or yard sales. They are used when someone is in need of a way to sell items due to downsizing, moving, divorce, bankruptcy, or death. The public is invited into the home and given the opportunity to purchase any item that is priced for sale. At times there are items that are not for sale because the family has decided to keep them or new owners of the house have made them part of a contract to buy the house. Estate Auctions are where everything is auctioned instead of being marked with a selling price.
There are several ways that Estate Sales are run. Items are marked with a fair market value selling price, and if you want an item you usually pick it up and carry it with you until you are ready to check out. If an item is too large to carry, you can have it Marked Sold and kept in a Hold Box. If you do not want to pay the marked price, some companies accept Bids. In this instance, there is a “Bid Box Process”. Please look for a “Bid Box Process Sheet” at items that may offer a bidding option. Please note, you are taking a chance that someone else might be willing to pay the marked price before the end of the sale when bids are usually opened.
The Estate Sale Implementation Process is generally a 4 day (four) set up process starting on a Monday through Thursday. If the house is larger then additional implementation days are scheduled. The Estate Sale is held during a 3 to 4 day process (Thursday, Friday, Saturday, and Sunday). Day 1 – Friday, the first day of the Estate Sale is considered a firm priced day. Day 2 – Saturday, the second day of the Estate Sale is partial reduction and negotiations can be performed, with fair and reasonable offers being negotiated. Day 3 – Sunday, the third day of the Estate Sale is an offering of 50% off and sometimes up to 75% off on Estate Sale items.
General Terms and Conditions are always posted in the announcement and Signage is posted throughout the house. All Sales are Final. There are No Returns. We accept Cash and Credit Cards and charge 8.75% Sales Tax in Silicon Valley. Social Media Marketing campaign includes the Estate Sales in www.estatesales.net, the local Newspaper, the Community Newspaper, The Saratoga Chamber of Commerce, and most importantly through our professional network of over 5000+ contacts, all prior and new Estate Sale customers, in addition to Silicon Valley Association of Realtor, the Real Estate professionals and Affiliate Members, and neighborhood associations and groups.
Arrival and Entering at the Estate Sale: Upon arrival at the Estate Sale, it is upon a First Come, First Served policy. Many businesses offer a “list to sign up your name”. We do not provide lists. Please form a line at the front of the door. Please also respect that the Estate Sale Company may still be setting up their signage on the property and “getting ready” with their team members. This may also mean for you to please remain patiently on the side walk or street area near the property in order for the Estate Sale Company to complete their Friday morning set up. The Estate Sale Company may be bringing out their signage, team members arrival and possibly performing display set ups. Please also note some houses and rooms have limited access and mobility, and there may be a wait period prior to entering the house. It is best to inquire ahead of time.
